Custom Homes in San Antonio & the Hill Country

Custom Homes

Custom Homes Built With One Set of Accountable Eyes.

We've built custom homes in San Antonio, TX and the surrounding Hill Country since 1987 — as an owner-operated custom home builder, with one fixed price, the same trades for over a decade, and a 10-year structural warranty. Four years more than Texas requires.

What's Included

What a Hearthside Custom Home Includes.

One company. One contract. One point of accountability, from the first sketch to the keys and beyond.

The First Draft

A free preliminary floor plan, drawn for your specific lot before you commit to anything. We're not worried about you keeping the drawing.

Signed plans and full specifications

Complete architectural plans and detailed specs so your price is based on decisions, not guesses.

A fixed-price contract

One number, with no escalation clauses and no allowances that shift risk back to you. The only way it moves is by changing the scope.

Design selections, guided

A walkthrough with our interior design team — 50+ years of combined experience — through tile, flooring, and countertop vendors. Your taste, our guidance.

Permits and approvals, handled

City and municipal permitting in town; HOA, ARB, county, and septic in the Hill Country. You don't chase paperwork.

The build itself

Foundation, framing, mechanical, envelope, finish-out — executed by trades who've been with us 10 years or more, with a third-party TREC-licensed inspector at every major stage.

The final walkthrough

We walk every inch personally, make the punch list, and resolve everything before closing.

After move-in

A 10-year structural warranty, and the same direct line you've had since day one.

One point of contact

From first sketch to warranty call, you talk to the same owner-builder — not a rotating cast of project managers.

Who We Build For

A Hearthside custom home is a good fit if any of these sound like you.

You own land, or you're shopping for it

We build within roughly an hour of San Antonio International Airport. Still looking at lots? Ask about a Land Tour: we'll walk the property with you and tell you what we see — slope, rock, drainage, septic siting, setbacks — before you buy.

You're building in the Hill Country

With 600+ custom homes built across the Texas Hill Country — Canyon Lake, New Braunfels, Boerne, Spring Branch, Bulverde, Fredericksburg, Kerrville — we know this land and its HOAs.

You're rebuilding in town

We handle teardown-and-rebuild projects in Alamo Heights, Terrell Hills, and Olmos Park — including the architectural review and municipal permitting these neighborhoods require.

You're building from a distance

Many of our clients build from out of state. You'll get frequent, proactive updates from the same owner-builder the whole way through — not a project manager you've never met.

You want certainty, not a moving estimate

Our builds typically run from just under $1M to well over $2M, depending on land and scope — and the number you sign is the number you pay.

If you'd rather skip the wait of a full custom build, our spec homes are built to the same standard.
How We Work

From First Draft to Keys.

Every custom build follows the same seven-step process — so you always know exactly where you are and what happens next.

01

First Draft or Start Here

A free conversation and a preliminary floor plan, drawn for your specific lot.

02

Initial plans, specifications, and fixed-price proposal presented

You see real plans, full specifications, and one number — not a moving estimate.

03

Iteration above (if needed)

We refine the plans and proposal until you say "that's it."

04

Final plans, specifications, and fixed-price proposal

The finished plans and the fixed number you'll sign. The only way it changes is if you change the scope.

05

Contract signing

One contract, one price — with no escalation clauses or allowance games.

06

Design selections and pre-construction work

A guided tour through tile, flooring, and countertop selections with our interior design team, while we handle permitting and approvals.

07

Groundbreaking

Construction begins — with the owner on site and a third-party inspector checking the work at every major stage.

After move-in, you're covered by a 10-year structural warranty — and the same direct line you've had since day one.
Why Families Choose Us

Why families choose us as their custom home builder in San Antonio.

The owner is the builder

The name on your contract is the name on your job site — from First Draft to final walkthrough. Two generations, same standard.

A fixed price you can plan a life around

If we hit rock or lumber doubles after you sign, that's our problem — not yours.

Total transparency

Every proposal is itemized line by line, including our margin. You see exactly what you're paying for.

Trades who stay

Most of our crews have been with us for 10+ years — bringing over 140 years of combined experience to your build.

The Invisible Work

We vacuum every wall cavity before drywall — and nothing gets sealed up until the third-party inspector and we both say it's right.

Deliberately few

15 to 20 homes per year, on purpose. That's how the standard survives.

For most of four decades, nearly 100% of our work has come from referrals. That only happens when the home you hand over matches the one you promised.
Recent Work

Questions

Questions families ask before building a custom home.

How much does a custom home cost with Hearthside?

Most of our builds run from just under $1M to well over $2M, depending on land, size, and scope. What's different is how you get the number: complete plans and full specifications first, then a single fixed price — not an estimate that keeps growing.

Is the fixed price really fixed?

Yes. No escalation clauses, no unrealistic allowances that shift risk back to you. Market prices move; your number doesn't. The only way it changes is if you change the scope.

Can you build on my land?

In most cases within about an hour of San Antonio, yes. If you're still shopping for a lot, ask about a Land Tour — we'll give you an honest builder's read on the property before you buy.

Do you handle HOA, ARB, and permitting?

Yes, all of it. Municipal permitting and architectural review in Alamo Heights and Terrell Hills; HOA, ARB, county, and septic approvals in the Hill Country.

See your home on paper before you spend a dollar.

Please tell us what you want to build and where. We'll draw a preliminary floor plan for your lot — free of charge and with no obligation — and we'll follow up with you personally. Most clients who see their First Draft stop talking to other builders.
