When Should I Ask for a First Draft?
Earlier than you think.
Most people assume the First Draft comes after the land decision. Carter will tell you it should come before.
You have land.
Bring us the survey, the legal description, whatever you have. We’ll look at orientation, setbacks, slope, access, and utilities — and draw a plan that fits what’s actually there. No assumptions, no generic starting points.
If there’s something problematic about your site, you’ll know it in the first conversation, not after you’ve paid an architect.
You’re still looking.
This is actually the better time. A preliminary floor plan tells you how much land you really need, which lot orientations work, and which “great deals” on acreage will cost you twice as much to build on.
